J. Howard King, CCIM » (since 1992)

Howard brings over 30 years of continuous commercial investment experience acquired in both corporate-institutional and entrepreneurial organizations.

Howard has directed the acquisition, disposition, financing, leasing and portfolio management of income and user properties in the southeast.

His specialty is transaction and advisory services for real estate investors involved with income property in the greater Birmingham area and in obtaining properties for administrative and clinical use by healthcare providers and non-profit organizations.

Howard holds both an M.B.A. and M.S. degree. He is licensed in real estate, a state certified real estate instructor, serves on the editorial review board for the CCIM Journal and served as a board member of the Alabama CCIM Chapter.

Hartwell K. Smith » (since 2013)

Hartwell has 30 years’ experience in commercial real estate. Serving his clients primarily as a property manager and asset manager Hartwell has worked on many office, retail and industrial projects in throughout the Southeast.

Hartwell has helped a wide variety of owners maximize the return on their investment. Clients include individuals, partnerships and institutional investors.

Cristi Fox » (since 2017)

Cristi is a Residential Property Manager. She performs the necessary management tasks to facilitate the residential assets of our Clients.

She also oversees communications with our Independent Contractors handling various issues for our residential Landlords. Cristi graduated from Auburn University and has experience in residential sales from her time with our sister company Watts Residential Sales in the early 2000's.

W.A. "Bill" Watts III, CCIM, CPM Emeritus, CRB, GRI » (since 1970)

Chairman of the Board of Watts Realty and leader in various civic, religious and industry organizations; a Certified Property Manager (CPM), Certified Commercial Investment Member (CCIM) and Certified Real Estate Broker (CRB).

He served as the 1988 President for the Birmingham Association of Realtors and the 2006 President of the Alabama Association of REALTORS. Bill was appointed in 2007 by Governor Bob Riley to the Alabama Real Estate Commission Commissioner for United States Congressional District 6 for Alabama which includes parts of Birmingham. Licensed in real estate and insurance.

W.A. "Chip" Watts IV, CCIM, CPM » (since 1998)

Our President and Executive Certified Property Manager of Watts Realty and active in various civic and industry organizations, Chip graduated from Auburn University in 1996.

Chip was awarded the national professional designation of Certified Commercial Investment Member (CCIM) in 2002 and received his Certified Property Manager (CPM) designation with the Institute of Real Estate Management (IREM) in 2004.

Chip continues to expand his education in commercial investment sales and management and helped Watts achieve the prestigious Accredited Management Organization (AMO) designation from IREM in 2007.

Our Vice President, Qualifying Broker, Property Manager, and Business Developer which includes sales and leasing.

David graduated from Auburn University with a Business Administration degree with a concentration in Family Business Management and brings to Watts his educational expertise & experiences in business administration and processes.

David received his Certified Property Manager (CPM) designation with the Institute of Real Estate Management (IREM) in 2011.

Kristin Pest, CISR » (since 1980)

Our Treasurer and Office Manager has over 30 years of experience in administrative real estate management.

Kristin is our key person responsible for managing all client funds and escrows, monthly and annual reports as well as virtually every administrative function in our office for our clients and agents.

Leigh Ann McMahan » (since 2002)

Leigh Ann is our Residential Lease Administrator. She processes applications, collects rents, maintains files, invoices utilities, and handles all aspects of leasing.

Leigh Ann greets customers in our office every day with a friendly smile, handling all tenant/prospective tenant requests. If there is a question to be answered in regards to Tenant's needs or clarification of leases term she will be able to help.

Kati is our Commercial Lease Administrator. As our Commercial Lease Administrator, she performs the necessary administrative tasks to facilitate large projects & leases as the deals come to fruition, and assists Chip and David with those projects.

She also oversees communications with our Independent Contractors, handling issues for commercial tenants and landlords.

Payton Underwood » (since 2017)

Payton is the main welcoming voice you hear when you call into our office. She provides response to leasing leads, works with prospective tenants as they go through the viewing & showing process, and helps the Residential Lease Administrator complete all the multiple tasks associated with property management.
